We closed our first 2024 Multifamily deal

In the summer of 2024, we successfully closed our first multifamily deal. We are grateful to our investors for their trust and confidence in us, and for joining us in this investment. The deal officially closed on July 1st, and the first distribution is scheduled to be issued in September 2024 as planned.

Amidst  the current uncertain and turbulent market, ACMG has adhered to its investment principles. After evaluating numerous deals and teams, in May of this year, we decided to invest in the Matthews Pointe project. This property is a value-add, Class B multifamily apartment complex located in a Class A area in Charlotte, North Carolina.

Why we chose this property?

  1. Location Location Location: Charlotte has experienced rapid population growth in recent years, ranking fifth in the nation for population growth in 2021-2022 and fifteenth in total population. The city saw a 1.5% year-over-year increase in job creation, adding over 20,500 new positions. Major companies like Bank of America, Duke Energy, and Honeywell have their headquarters in Charlotte.
  2. Project TeamThe project sponsor is highly experienced, managing over 50 large multifamily properties in Arizona, Texas, and North Carolina, with more than 250 full-time employees and a vertically integrated management structure. To date, there have been no capital calls.
  3. Class A Location with Class B Property, Offering Significant Potential: The property is located in an area with excellent transportation access, safety area, low crime rate and A school districts. Due to seller mismanagement and rising loan rates, the property faced a capital shortfall and had to be sold at a discount of over 20%.

We believe that with the GP team’s careful management, this property has significant appreciation potential in the current commercial real estate market. Many investors recognized the property’s great potential and quickly joined our fund as soon as fundraising began.
